What does it mean to have an individual lease?
Individual leasing means that each person is only responsible for their portion of the unit lease or bed space. If your roommate ends up not coming back for the spring semester, you are not responsible for their payment.
What is included in the rent?
At Gateway, your rent includes cable, high speed wireless internet throughout the property, water, a designer furniture package, access to all of our amenities and a wonderful staff that is there to help you anytime you need them.
What furniture is provided?
The Gateway at Denton apartments are fully furnished with a full sized bed, chest of drawers, a large desk and desk chair, and a ceiling fan for each resident in their bedroom. In the living room area, there is a sofa, an oversized chair, coffee table, end table, entertainment center and bar stools or a kitchen table, depending on your floor plan. The kitchen area has all designer black-on-black appliances, including frost-free refrigerators with ice makers, electric ranges, built-in microwave ovens, multi-cycle dishwashers, double stainless steel sinks with disposals and spacious pantries, and full size washers and dryers.
What is a roommate matching system?
If you don’t have anybody in mind that you would want to live with let us match you up with somebody! There is a Roommate Matching Profile Sheet that you can fill out to let us know more about what you’re looking for in a roommate. Then, we will spend weeks in the summer figuring out the best match for you based on that information.
What happens if I have roommate issues?
Although Gateway at Denton’s roommate matching system is extremely thorough, roommate issues are inevitable and Gateway’s staff is trained in handling these type of problems. The majority of roommate issues are worked out through a meeting with at least one Gateway manager and all roommates involved. Actions following the meeting will depend on the severity of the issue.
What happens if I don’t end up going to school and I need to break my lease?
The Gateway at Denton lease is binding and cannot be broken. If you cannot live at Gateway after signing your lease, you will need to sublease. Please call the leasing office for information on subleasing.
How do I pay my rent?
There are several ways that you can pay your rent. You can:
- Pay with a personal check, money order, or cashier’s check.
- Pay with a credit card online through Rent Payment.
- Pay with a check online through Gateway’s website. This option will automatically draft from a checking account.
How are the utilities paid?
The only utility the resident has to pay is electric. The electric account is set up in Gateway’s name and each month the management staff divides the bill amongst the residents occupying the unit. Each resident will receive a copy of the bill in their mailbox every month and will need to remit payment directly to Gateway. Each resident is on an individual lease, meaning that if their roommate does not pay their portion it does not affect anyone else in the unit.
What is the difference in a co-signer and a guarantor? What is the guarantor agreeing to? Does it affect my credit?
Gateway at Denton requires a guarantor with each lease signed. Sometimes a resident can be his/her own guarantor by fulfilling a few requirements. If the resident cannot fulfill the requirements, then a guarantor is necessary. A guarantor is unconditionally guaranteeing the full and timely performance of all the resident’s agreements in the lease, including rent payments, late fees, property damage, etc. By utilizing a guarantor as opposed to a co-signer, the guarantor will not be affected by any issues caused by the resident.
How close to campus are you?
Gateway at Denton is less than one mile from the University of North Texas campus and approximately two miles from Texas Women’s University. Gateway at Denton is also conveniently on the UNT bus route!
What safety precautions do you provide?
While we can never guarantee anyone’s safety, we do make every effort to provide a comfortable community for our residents. Gateway at Denton is a gated community and offers on-site courtesy officers that patrol the complex. Each unit at Gateway also includes an intrusion alarm system and separate keys to each bedroom.
